Technology. Industry. Commerce. Entertainment. Travel.

Located just a few miles from LAX, the South Bay is an easy commute to the financial and business districts of Downtown Los Angeles and Century City. Also located nearby are the training facilities of the Lakers, Clippers and Kings, as well as the many business parks related to the aerospace industry. The tech industry campuses of Silicon Beach are within a 20 minute commute of Manhattan Beach, while studios and agencies are both in the South Bay and Downtown LA.

Business executives, athletes, independent entrepreneurs or anyone looking to effortlessly enjoy a blend of coastal living and a metropolitan backdrop all find the South Bay an ideal place to live.

The Hill Section is one of six sub-sections of Manhattan Beach: The Strand, The Sand Section, The Hill Section, The Tree Section, East Manhattan Beach and Manhattan Village.  The Hill Section is where the estate at 814 Pacific Avenue is located. It is distinguished from the other five sub-sections by the simple fact that the neighborhood's boundaries sit on a hill overlooking the Pacific Ocean.

In a densely populated beach town, the Hill Section offers larger than average lots, providing room for expansive custom homes with pools and yards while still capturing impressive ocean views and allowing for a quick walk or bike ride Downtown or to the beach. Because of this incredible blend of amenities, the Hill Section has quickly become some of the most sought after real estate in all of Southern California.

The beach is just a short walk or bike ride from the property. It is also within close proximity to the great shops and restaurants of downtown Manhattan Beach. The greenbelt walking path is a little over a block away, providing outings on evenings and weekends that truly offer a small town feel. Many locals own street legal multi-purpose electric vehicles for quick trips into town and to carry small loads of beach gear and/or younger and older members of the family down to the water.

Manhattan Beach, California, is home to some of the top public schools in the United States. We have 5 elementary schools, one middle school and one high school in the City of Manhattan Beach, all of which continually score in the top 10 percent in California statewide rankings. The Manhattan Beach Unified School District has been ranked among the top three in the State. Forbes Magazine has identified our schools as among“The Best Schools for your Real Estate Buck” on a national scale.

Our district has also been cited in US News and World Report with a Gold rating awarded to Mira Costa High School. With help from the Manhattan Beach Ed Foundation, our schools have preserved important music, drama, and arts programs as well as developed competitive STEM courses and athletics programs.

There are five elementary schools in our district, and five consistently identified real estate “zones” or sections in the City of Manhattan Beach. The Sand Section, The Tree Section, The Hill Section, East Manhattan Beach and The Manhattan Village. School boundaries do not simply follow the real estatesections, so it is important to familiarize yourself with where the cut-offs lie. All students attend Manhattan Beach Middle School for grades six through eight, and then move on for grades nine through twelve at Mira Costa High School. In addition, there are numerous private schools in and around the area that many South Bay families choose to commute to.
